I value land and buildings in Kerala and give written reports that are meant to be tested — by an assessing officer, a bank, a Collector or a court. I am a civil engineer (B.Tech, University of Kerala) and worked for more than ten years in construction quality and technical services, last as Deputy Manager, Technical Services with UltraTech Cement at Kannur, before taking up valuation.

Work I take

• Capital gains. Fair market value as on 1 April 2001 and present value, for sale of inherited or long-held property.
• Property sales by non-residents. Valuation for capital gains and for the lower-deduction certificate application.
• Bank and housing loan security. Market value and realisable value of the property offered.
• Partition and family settlement. Share values for division among heirs, and valuation as agreed valuer.
• Land acquisition. Valuation for compensation claims and for references seeking enhancement.
• Stamp duty. Reports for undervaluation proceedings and fair value revision.
• Court and tribunal matters. Expert reports and evidence in civil suits, execution sales and recovery proceedings.
• Insurance. Rebuilding cost of buildings for cover and for claims.

Where

Site inspection in Kozhikode, Malappuram, Kannur and Wayanad. Instructions and reports by email; property owners abroad can instruct without coming to India.
